1) Ref 6.1 & 6.4: The remuneration to the broker shall be equivalent to one month's rent plus applicable taxes. Should the rental term be less than 12 months, the remuneration shall be calculated on a pro-rated basis. Said renumeration shall be shared equally with a collaborating broker.

2) The Lessee shall provide a proof of proper tenant liability insurance prior to the commencement of the term

3) All costs for repairs up to $500 shall be borne by the Lessee. Should the cost of the repair exceed $500, and not be due to damages caused by the Lessee's neglect or otherwise, the balance of said repair exceeding the $500 shall be borne by the Lessor.

4) Repairs to appliances, heating system, A/C and utilities (Other than damages caused by misuse) shall be at the Lessor's expense.

5) Short term subletting of premises on platforms such as, but not limited to, AirBnB is not permitted.

6) No pets unless otherwise agreed upon by the Lessor.

7) The premises are considered non smoking. Cultivation, production, distribution, buying and/or smoking of cannabis is strictly forbidden in the unit, indoors or outdoors, and in any area of the property.

8) No painting or renovations unless otherwise agreed upon by the Lessor.

9) The oil tank will be full. At the end of the lease term the Lessor will provide an invoice with the amount of oil used which the Lessee will pay. The amount of $2000 will be provided with the first months rent towards this invoice. At the end of the lease, the Lessor will retain the amount to replenish the oil tank and return the balance to the Lessee.

10) There shall be NO TACIT RENEWAL of this lease

11) There shall be a security deposit of $4000 for the furniture. The Lessee and the Lessor shall do a walkthrough at the end of the lease term.

12) During the rental period, the Tenant agrees to provide to the Owner's representative permission to show the property for rental or sale purposes. The Tenant will be notified twenty-four (24) hours in advance, and appointments will be made at reasonable times, between 10:00 a.m. and 7:00 p.m. only.
