* This is a Sublease, the building is an undivided co-ownership.

* A deposit in the amount of $3650 shall be remitted within 72 hours from the fulfillment of all conditions of which $2650 shall represent the first month's rent and the balance of $1,000 shall represent a security deposit to be held by the Lessor until vacancy. Within 24 hours following vacancy a walkthrough of the property shall take place and any damages to the unit shall be identified, any cost for repairs or replacement or unpaid utilities shall be taken from the security deposit with proof of invoice and any balance remitted to the Lessee within 10 business days from vacancy.

* All remaining rental installments shall be paid on the 1st day of every month by e-transfer to the Lessor's account.

* At the signing of the lease, the Lessee will provide proof of rental insurance and civil liability for a minimum of two million dollars ($2,000,000) for the term of the lease.

* The unit is entirely non-smoking, the cultivation/smoking of cannabis is also strictly prohibited.

* An animal may be permitted but must be indicated in the promise to lease and lease with prior written consent only.

* No changes permitted to the unit unless previously agreed to in writing by the Lessor.

* Subletting of the premises of any kind, including on platforms such as, but not limited to Airbnb is strictly prohibited.

* The acceptance of any offer shall be conditional to the satisfaction by the Lessor following receipt of the proof of income/ proof of funds submitted by the Lessee.
