The tenant is strictly prohibited from smoking or using drugs, including cannabis, on the property. Any breach of this policy will incur a fine of $500 or more.
Only pets that have received prior approval from the Landlord are allowed on the premises.
The tenant must provide proof of tenant liability insurance, with a coverage amount of at least $2 million, prior to moving in and on an annual basis thereafter.
The tenant is not permitted to paint the property without the prior written consent of the Landlord.
Subletting or listing the property on platforms such as Airbnb is not allowed.
The property must be returned in the same condition as it was at the commencement of the lease, subject only to reasonable wear and tear.
The tenant is required to sign and adhere to the building's by-laws prior to moving in.
The tenant has the option to renew the lease, provided written notice is given 3 to 6 months prior to the lease expiration.
