* A deposit in the amount of $3300 shall be remitted by e-transfer or certified cheque payable to Re/Max Action Inc' In Trust within 24 hours from the date of the accepted offer. This $3300 shall represent the first month's rent of July 2025 and a $1000 security deposit to be held by the Lessor until 72 hours following vacancy in case of damages or unpaid utilities.

*All remaining rental installments shall be paid on the 1st day of every month by e-transfer to the Lessor's account.

*Prior to occupancy, the Lessee will provide proof of rental insurance and civil liability for up to two million dollars ($2,000,000) for the term of the lease.

*The condo is entirely non-smoking, the cultivation/smoking of cannabis is also strictly prohibited.

*No animals permitted unless previously agreed to in writing by the Lessor.

* Short-term subletting of premises of any kind, including on platforms such as, but not limited to Airbnb is strictly prohibited.

* The acceptance of any offer shall be conditional to the satisfaction by the Lessor following receipt of the proof of income and credit report (to be submitted at Lessee's cost).
