RENTAL CONDITIONS:

- The Lessee shall provide, within three (3) business days following acceptance of this Promise to Lease, a satisfactory credit verification, along with either a letter of employment or a bank reference letter confirming that the Lessee is in good standing and has the financial capacity to pay the agreed rental amount, all conditions must be to the full satisfaction of the Lessor.

-The Lessee shall provide a proof of proper tenant liability insurance for a minimum of $2,000,000 that shall be taken for the entire duration of the lease period. This insurance shall be given to the Lessor prior to the commencement of the lease.

-The Lessee agrees to provide the first months rent value within 24hrs after the Signing of the Quebec Lease.

-No smoking or growing of canabis or derivative thereof or usage of canabis permitted.

-Tenant must respect the co-ownership declaration and the co-ownership rules and he/she will be responsible for any infractions charged by the co-ownership.

-The Lessor shall provide to the Lessee two (2) complete sets of all necessary keys and fobs.There will be a one hundred dollar ($100) deposit given for each set of keys and fob (total of $200). At the end of the lease if there are keys or fobs missing, that will be deducted from the said deposit. If both keys and fobs are returned in functioning order the full deposit shall be remitted back to the Lessee.

-The costs of moving in/moving out and any possible deposit in connection with the management of the building, will be the responsibility of the tenants.

-The residence shall be returned in the state that it was prior to the leasing minus normal wear and tear.

-The lessee shall have the condo properly cleaned at the end of the lease. The owner & tenant shall agree upon a walk-thru of the condo prior to the end of the lease. The owner shall have a representative do the walk-thru.
