RENTAL TERMS :
Any promise to lease shall be conditional upon the following terms and conditions and to the
complete satisfaction of the LESSOR:
a) Satisfactory verification of the LESSEE's application, which may include a pre-rental screening report, credit verification, references, proof of employment, recent pay stubs, proof of income and/or any other relevant supporting documents required to assess the application;
b) First month's rent shall be payable upon signing of the lease;
c) Smoking (cigarettes and cannabis) is strictly prohibited in the premises;
d) No pets allowed in the premises, except with written permission from the LESSOR;
e) Airbnb, short-term rentals and subletting are prohibited;
f) The LESSEE shall maintain liability insurance with minimum coverage of $2,000,000 for the
entire duration of the lease. Proof of coverage shall be provided upon signing of the lease;
g) The LESSEE shall be responsible for maintaining the Hydro-QC account as of the occupancy date;
h) The LESSEE shall be responsible for any move-in/out fees charged by the building
administration or the syndicate of co-ownership.
