RENTAL:
Any prospective Lessee shall provide a credit verification to the Lessor's entire satisfaction.
The Lessee shall provide a proof of proper tenant liability insurance prior to the commencement of
the term.
All costs for repairs up to $500 shall be borne by the Lessee. Should the cost of the repair
exceed $500, and not be due to damages caused by the Lessee's neglect or otherwise, the balance of
said repair exceeding the $500 shall be borne by the Lessor.
Repairs to appliances, heating system, A/C and utilities (other than damages caused by misuse)
shall be at the Lessor's expense.
All costs for repairs shall be borne by the Lessee.
Short term subletting of premises, such as, but not limited to AirBnB is not permitted.
No pets unless otherwise agreed upon by the Lessor.
The premises are considered non smoking. Cultivation, production, distribution, buying and/or
smoking of cannabis is strictly forbidden in the unit, indoors or outdoors and in any area of the
property.
No painting or renovations unless otherwise agreed upon by the Lessor.
The Lessor shall provide to the Lessee two (2) complete sets of all necessary keys and fobs and/or
remote controls (last 2 where applicable). The Lessee shall return all keys, fobs and remote
controls at the end of the lease term and shall be responsible at his/her own expense to replace
all keys, fobs and remotes if missing or damaged.
The Lessee shall provide the equivalent of one month's rent as damage deposit with the signing of
the lease. The deposit shall be reimbursed within 15 days of lease expiration and following a
satisfactory walk-through by the Lessor. If applicable, the costs to repair any damages beyond
normal wear and tear shall be deducted from said deposit.
