Rental conditions:

The lessee shall provide payment of the first month's rent upon signing of the lease.

This promise to lease is conditional on a credit check, on verification of employment/salary, and on a previous landlord reference check to the lessor's satisfaction within four (3) days following the accepted Promise to Lease. Should the lessor not be satisfied with the documentation provided, the offer shall be deemed null and void. A written notice will be provided to the lessee. Credit check will be at the charge of the lessee.

All repairs and/or work done on the apartment must be approved and supervised by the lessor and his/her representative.

Any move-in/move-out fees charges by the building will be at the lessee's expense.

The lessee shall not rent out the immovable on a short-term basis (no Airbnb, VRBO, etc.).

The lessee shall not have pets.

The lessee shall not smoke any sort of substance in the immovable (including cannabis, tobacco, shisha, electronic cigarettes, etc.).

During the term of the lease, the lessee, at his own expense, shall maintain and provide a civil liability insurance covering an amount of $2,000,000. A copy of this insurance policy must be provided to the lessor prior to occupation of the premise. It is agreed that the lessor's insurance does not cover the belongings of the lessee.

The lessee agrees to comply with all bylaws of the immovable. Should fines be incurred due to an infraction by the lessee, the lessee shall pay them. The lessee will be provided with a copy of the by-laws and will need to sign their acknowledgment.

The lessee shall be responsible for the cost of replacement of the keys and fobs in case of loss.
