* A deposit in the amount of $2450 shall be remitted by e-transfer or certified cheque payable to Re/Max Action Inc' In Trust within 48 hours from the date of the accepted offer. This $2450 shall represent the first month's rent and a $1000 security deposit to be held by the Lessor until 72 hours following vacancy in case of damages or unpaid utilities.

* All remaining rental installments shall be paid on the 1st day of every month by e-transfer to the Lessor's account.

* Prior to occupancy, the Lessee will provide proof of rental insurance and civil liability for up to two million dollars ($2,000,000) for the term of the lease.

* The condo is entirely non-smoking, the cultivation/smoking of cannabis is also strictly prohibited.

* No animals permitted and no changes permitted to the unit unless previously agreed to in writing by the Lessor.

* Short-term subletting of the premises of any kind, including on platforms such as, but not limited to Airbnb is strictly prohibited.

* The acceptance of any offer shall be conditional to the satisfaction by the Lessor following receipt of the proof of income and credit report submitted by the Lessee.

* Lessee must provide one photo I.D, proof of revenues or proof of funds and credit report with all offers. Pls make sure you have these in the file before requesting a visit. Thank you
