Rental conditions:

1-The Lessee shall provide satisfactory credit references and proof of employment.

2-The Lessee shall provide the Lessor with proof of tenant insurance with Two million dollar civil liability coverage prior to occupancy.

3-no smoking, vaping, or production of Tobacco or Cannabis.

4-no pets

5-no Airbnb and no sublets

6- he Property shall not be painted unless otherwise agreed to by the Lessor.

7-The residence shall be returned in the state that it was prior to the leasing, minus normal wear and tear.

8-The administration fees charged by the co-ownership for moving in and out (elevator reservation, etc.) will be paid by the LESSEE.

9-The lessee shall respect the building rules and regulations.(a copy shall be given upon an accepted lease)

10-The LESSEE must respect the co-ownership declaration and the co-ownership rules and will be responsible for any infractions charged by the co-ownership.

11-The tenant shall receive 2 sets of keys and 2 FOB'S. The tenant shall be responsible to return both sets. If lost, the tenant shall pay the replacement cost.

12-An inventory list of all inclusions will be provided for the Lessee to sign prior to occupancy.

13-The Lessor and the Lessee agree to a security deposit equivalent to one months rent value, to be given prior to occupancy. This deposit shall be reimbursed within 5 days of the termination of the lease, following a satisfactory walk-through by the landlord. If applicable, the cost to repair any damages beyond normal wear and tear shall be deducted from the said deposit.
