ADDENDUM

Ground level:

- The ground level features a spacious kitchen with plenty of storage, adjacent to the formal dining room. The kitchen offers direct access to the backyard garden.
- Across the hall, you'll find a bright living room, and an office with a private balcony.
- A powder room completes the floor.

Second floor:

- Upstairs, you'll find three spacious bedrooms, and a fourth room with beautiful built-in shelving ideal for an office or den.
- The primary suite offers a beautiful ensuite bathroom with separate bathtub and shower, and a double vanity.
- The family bathroom completes the floor.

Lower level:

- The lower level boasts an open space perfect for a family room or playroom.
- You'll also find a sauna, and a bathroom with a shower.
- The basement offers direct access to the integrated double garage.

Declarations:

1. Cost of minor repairs, up to $350.00, shall be borne by the Lessee. Over $350.00, the cost shall be borne by the Lessor, unless said damage is caused by Lessee's neglect or otherwise.

2. The residence shall be returned in the state that it was prior to the leasing, minus normal wear and tear.

3. No smoking, no vaping and no production of Tobacco or Cannabis on the premises.

4. House shall not be painted unless otherwise agreed to with Lessor.

5. Prior to the signing of the lease, if required by the lessor, the Lessee shall provide references and a social insurance number for verification of credit, proof of employment.

6. No sublets or short-term rentals are permitted unless agreed by Lessor.

7. Pets are subject to approval by the Lessor.

8. No additional residents are permitted other than the agreed number at the time of lease signing, unless agreed in writing by the Lessor.
