1. Lessee shall provide credit references (in good standing) & proof of employment to the LESSOR
and to his reasonable satisfaction within 48 hours of an accepted promise to purchase
2. Lessee to provide proof of home (content & liability) insurance prior to the signing of the
lease & prior to occupancy
3. If applicable, the cost of repairing any damages other than regular wear/tear of the premises
shall be paid by the Lessee
4. Any repairs of an ordinary nature and costing less than under $300 dollars will be the
responsibility of the Lessee
5. Repairs to appliances, heating, AC & other (other than caused by Lessee's misuse) will be borne
by the Lessor
6. NO SMOKING of any kind (tobacco/cannabis or other) permitted in the property
7. No pets permitted
8. No sublets or assignment of lease of short or long terms of any kind (inc. Airbnb) -- without
the Lessor's prior written consent.
9. No painting or any renovation work permitted without the Lessor's prior consent
10. The property can be leased furnished at an additional cost to be negotiated
11. Remuneration is only calculated on the first 12 months of rental income
