The lessee must agree to the following:

- Proof of income
- Proof of employment
- Credit check
- No pets
- No smoking
- The lessee is responsible for all move-in costs (elevator reservation, security deposit, etc.)
- The lessee requires liability insurance and must provide a copy of the policy number prior to occupancy.
- The lessee is responsible for electricity and for electric heating.
- The lessee will give the Owner the rent for the 1st month and the rent for the last month
as well as 10 post-dated rent checks.
- The lessee will provide a security deposit of $50 per set of keys which will be refundable at the end of the Lease once the keys are returned to the owner.
- The lessee will provide a security deposit of $500 for cleaning the premises at the end of the Lease and to empty the apartment furniture and contents left in the apartment.
- The said deposit will be refundable at the end of the Lease if the lessee has left the Apartment clean, without damage, and when the lessee has picked up all his personal effects and furniture.
