This property is being sold under the following terms and conditions:

Seller's Intention
The Seller is selling the property with the intention of remaining in the home as a tenant after the sale.

Mandatory Lease Terms
The Buyer acknowledges and agrees that, as a condition of purchase, the Seller shall remain in the property as a tenant at a monthly rent of $1,500, with no rent increases, for an indefinite duration, until the Seller chooses to vacate.
The Buyer must confirm understanding and acceptance of this condition prior to any visit of the property.

Repairs and Buyer Expenses
The Buyer acknowledges that the property requires repairs as follows:

Foundation crack repairs estimated at approximately $10,000

Roof replacement estimated at approximately $8,000
These costs shall be fully assumed by the Buyer after the purchase.

Showing Conditions

No interior photographs will be publicly posted.

Interior photos and details will only be disclosed to qualified Buyers who have confirmed acceptance of the above terms.

No visits will be permitted unless the Buyer has accepted all conditions AND provided satisfactory proof of financing.

Legal Warranty
The property shall be sold without legal warranty of quality, at the Buyer's risk and peril.
