*Rental terms*

- Cost of minor repairs, up to $350.00, shall be borne by the Lessee. Over $350.00, the cost shall be borne by the Lessor, unless said damage is caused by Lessee's neglect or otherwise.
- Prior to the signing of the lease, if required by the lessor, the Lessee shall provide references including but not limited to a letter of employment or a copy of the job contract both specifying the position and salary of the candidate and a social insurance number for verification of credit.
- No sublets are permitted unless agreed by Lessor. Moreover, short-term subletting of premises on platforms such as , but not limited to, AirBnB, Vrbo, etc. or any other, is strictly forbidden under any circumstances.
- The premises are considered non-smoking. Cultivation, production, distribution, buying and/or smoking of cannabis is strictly forbidden in the unit, indoors or outdoors, and in any area of the property.
- The lessee shall pay, if applicable, the moving (in/out) fees to the building management.
- The lessee shall sign and respect all the rules of the building.
- No additional residents are permitted other than the agreed number at the time of lease signing, unless agreed in writing by the Lessor.
- The Lessee shall return all keys and/or fobs at the end of the lease term and shall be responsible, at their own expense, to replace all keys and/or fobs lost or damaged.
