*RENTAL REQUIREMENTS

- Tenant(s) are responsible for all costs related to references and a credit check report. Required within five (5) days following an accepted Promise to Lease;

- Non-smoking (tobacco and cannabis);

- Pets are not permitted;

- The Tenant will provide the Landlord with a proof of insurance $2,000,000 (liability and content) prior to occupancy;

- If applicable, the cost of repairing any damages other than regular wear/tear of the premises shall be paid by the Tenant;

- Any repairs of an ordinary nature will be the responsibility of the Tenant;

- Repairs to appliances, AC & other (other than caused by Lessee's misuse) will be borne by the Landlord;

- No sublets - short or long term of any kind (inc. Airbnb) - permitted without the Landlord's prior consent;

- No painting permitted without the Landlord's prior consent;

- All moving costs are to be assumed by the Tenant(s)


*BUILDING REQUIREMENTS

- The tenant must pay a non-insurable security deposit of $1,000.00 to the condominium association, which will be refunded at the end of the lease, less any damage caused to the building by the tenant.
- The tenant is subject to approval by the board of directors.
- The lease is subject to the building rules and regulations and the bylaws.
