1. Cost of minor repairs, up to $500.00, shall be borne by the Lessee. Over $500.00, the cost shall be borne by the Lessor, unless said damage is caused by Lessee's neglect or otherwise.
2. The residence shall be returned in the state that it was prior to the leasing, minus normal wear and tear. A walk-through at the beginning and end of lease will be done to verify.
3. The Lessee is responsible for all damages caused to the property and its inclusions, minus normal wear and tear. All damages will be charged at their replacement value. The Lessee shall reimburse the Lessor upon receipt of an invoice agreed by both parties in the five (5) days following the end of the lease term.
4. At the end of the lease term, the Lessee undertakes to have the house professionally cleaned at their own cost.
5. No smoking, vaping, or production of Tobacco or Cannabis.
6. Property shall not be painted unless otherwise agreed to with Lessor.
