*Rental declarations*

1. The cost of maintenance and minor repairs shall be borne by the lessee. Repairs shall be deemed minor if their cost, considered individually, does not exceed Five Hundred Dollars ($500). The Lessor will assume the cost of repairs exceeding the amount above as long as the needed repairs are not due to damage caused by the Lessee, in which case, it will be incumbent on the Lessee to pay for the repairs.

2. The residence shall be returned in the state that it was prior to the leasing, minus normal wear and tear.

3. No smoking, no vaping and no production of Tobacco or Cannabis or other illicit or unlawful activity on the premises.

4. House shall not be painted unless otherwise agreed to with Lessor.

5. Prior to the signing of the lease, if required by the lessor, the Lessee shall provide
references and a social insurance number for verification of credit, proof of employment.

6. No sublets or short-term rentals are permitted unless agreed by Lessor.

7. No pets unless agreed to by Lessor.

8. No additional residents are permitted other than the agreed number at the time of lease
signing, unless agreed in writing by the Lessor.

9. The Lessee shall provide the Lessor with proof of tenant insurance with two million dollar civil liability coverage prior to occupancy.

10. The dwelling is leased for residential purposes only.
