This promise to lease is conditional to credit verification of all tenants.
No additional retribution for more than 12 months rental.
No pets, cannabis or smoking allowed.
In case of emergency when Lessee is not at the apartment, the Lessor shall have the right to immediately access the apartment.
The Lessor has the right to visit the dwelling upon 24h notice to the Lessee.
The Lessee must immediately notify the Lessor of lost/stolen keys. The cost to replace such items are at the Lessee's expense.
The number of keys shall not exceed the number of habitants of the dwelling. (This is to maximize building security.)
The Lessee is responsible for maintaining the dwelling in good condition throughout the rental period, and present the dwelling in it's original condition at the end of the lease. (Less any normal "wear and tear").
The Lessee shall contact the Lessor regarding any electrical and plumbing repairs/maintenance required prior to executing such repairs.
The Lessee must insure the apartment and supply a copy of an active insurance policy prior to move in date with a 2 million dollar liability and upon early renewal of the lease.
The Lessee is responsible for the snow removal on the stairs and on the driveway.
The Lesse is responsible for the cutting of the grass. Landlord will provide the lawnmower.
For the inclusions, if in the event of non-functioning appliance during the course of the lease the landlord will not be held responsible for repair or replacement.
