Points 1 to 12 will form an integral part of the rental offers:

1-All rental offers must include a full credit check from Equifax, proof of employment with proof of salary and be to the COMPLETE satisfaction of the landlord.

2- Minimum duration of the lease will be until June 30 2026.

3-The property is non-smoking, no smoking inside.
Smoking or producing cannabis in any way or form is prohibited.

4- The first check will be given at the signing of the lease. Thereafter, rent payments will be via electronic transfer.

5- The tenant must provide a security deposit of $3400 (equivalent to one month's rent) at the signing of the lease. This will be refunded within 3 business days of termination of the lease, after the lessor and tenant check out the unit. Any major damage or major cleaning will be deducted from the security deposit. Regular wear is considered normal.

6-The tenant must provide the landlord with a tenant insurance policy having 2 million in civil insurance and/this before occupying the property.

7- Any regular maintenance and fees under $25 will be the tenant's responsibility.

8- No subletting without the landlord's authorization.

9- No AIRBNB

10- No painting, modification, renovation or alteration of the property without the direct written consent of the landlord and/or his representative.

11- The landlord will need to have access to the property 3-4 times a year to perform services and maintenance of the furnace. A 24 hour notice will be provided.

12- The tenant acknowledges that after having given his notice of termination of his lease, the landlord may announce that the property is for rent. Tenant acknowledges that landlord may arrange viewings for potential tenants and that 24 hours notice will be given to them.
